Please read these before booking or accepting a quote. Your written quotation and these terms form our agreement.
Shaun Williams Property Renovations Ltd · Company no. 15589305 · VAT no. GB 529 852 062 · info@swprltd.co.uk · 07949 246 296
1. About these terms
- These terms apply to all home renovation, building and associated work we carry out for domestic customers ('you') in England and Wales. They, together with your written quotation, form the agreement between you and Shaun Williams Property Renovations Ltd ('we', 'us', 'SWPR').
- If anything in your quotation conflicts with these terms, the quotation takes priority.
2. Quotations
- We quote in writing after visiting and measuring. Quotes are free and valid for 30 days.
- We are VAT registered (VAT no. GB 529 852 062). All prices we quote include VAT at the rate that applies to the work, and your quotation shows the VAT total separately.
- The quoted price is fixed for the work described in the quotation, unless you ask for changes or we uncover something the quotation could not reasonably have allowed for (for example hidden structural damage, asbestos or defective wiring). We will always explain the reason and cost in writing before continuing.
- Estimates given verbally or before a site visit are indicative only and are not a fixed price.
3. Starting work
- We agree a start date in writing. Start dates can shift if weather, access, materials or earlier jobs overrun; we will tell you as soon as we know and agree a new date with you.
- You agree to give us reasonable access to the work area, and to water and electricity where the work needs them, during working hours (normally 8am–6pm, Monday to Friday, with Saturdays by arrangement).
- Please move or cover valuables and fragile items in or near the work area before we start.
4. Payment terms
- Deposit: 30% of the quoted price, payable on acceptance of our quote to reserve your start date.
- Weekly payments: every Friday we will give you a bill covering the labour and materials used on your job that week. Each weekly bill is payable on the same day (Friday).
- Final payment: the remaining balance is due on completion of the work.
- Your 30% deposit is set against the total price and will be shown on your weekly bills and final bill.
- Every bill shows the work it covers, the VAT charged and the amount due.
- We issue invoices in writing. Late payments may attract interest and a fixed administration charge under the Late Payment of Commercial Debts (Interest) Act 1998.
- Materials bought specially for your job remain our property until paid for.
5. Changes to the work
- If you want to change, add or remove work once started, ask us and we will confirm the change and any price difference in writing (a 'variation') before carrying it out. Both of us sign or approve it in writing.
- Verbal instructions may be honoured in an emergency, but we will confirm them in writing the same day.
6. Your legal right to cancel
- If you sign the contract at your home (or anywhere away from our usual premises), consumer law gives you 14 days to cancel for any reason, starting the day after you sign.
- You can cancel by emailing info@swprltd.co.uk or writing to us. We will confirm your cancellation in writing.
- If you ask us to start work within the 14 days and we do, and you then cancel, you may have to pay for work already done and materials already ordered.
- Distance or online bookings follow the same 14-day cancellation right.
7. Materials and supplies
- Unless your quotation says otherwise, we supply all materials and pass on any manufacturer guarantees with them.
- If you supply materials or fittings, they are your responsibility: we cannot guarantee their quality or suitability, and delays or defects caused by them are chargeable extra.
8. Guarantee
- We guarantee our workmanship for 12 months from completion of the work, and will put right any defect caused by our work free of charge within that period.
- Manufacturer warranties on materials, appliances and fittings are separate and pass to you.
- The guarantee does not cover fair wear and tear, misuse, damp or defects in parts of the property we did not work on, or work altered by others after completion.
9. Insurance and responsibility
- We carry public liability and employer's liability insurance; certificates available on request.
- We take reasonable care of your property, using dust sheets and protection, and we tidy the work area at the end of each working day.
- We are not responsible for pre-existing faults, weaknesses or damage in your property that our work reveals or that are unrelated to our work, unless we caused them.
10. Delays
- We will always aim to hit agreed dates, but we are not liable for delays caused by weather, supplier or delivery failures, utility companies, building control, or events beyond our reasonable control. We will keep you informed and agree a revised schedule.
11. Waste
- Renovation waste is removed by our own fully licensed team where quoted. Hazardous waste (for example asbestos) is not included and needs specialist removal before or during our work at additional cost.
12. Snagging and completion
- At or near completion we will walk the job with you and agree a list of anything outstanding (a 'snag list') where appropriate.
- We will complete snag items within a reasonable time, normally within 14 days of completion.
13. Photographs
- We photograph completed work for our records and, unless you tell us otherwise in writing, may use photographs of your finished project (without showing personal details) in our portfolio, website and social media. Tell us at any time if you would prefer we didn't.
14. Complaints
- If anything isn't right, contact Shaun Williams directly on 07949 246 296 or info@swprltd.co.uk. We will acknowledge within 3 working days and aim to resolve any complaint within 14 days.
15. General
- These terms and any contract with us are governed by the laws of England and Wales.
- We may update these terms from time to time; the version in force is the one given to you with your quotation.
